What is the difference between FD30 and FD60 fire doors?
FD30 fire doors provide a minimum of 30 minutes of fire resistance and are required in most residential flats and communal areas under Approved Document B. FD60 fire doors provide 60 minutes of resistance and are required in higher-risk residential buildings (HRRBs) over 18 metres, stairwells, and escape routes in commercial premises.

This is the industry's leading third-party certification scheme and is increasingly required by building insurers, fire risk assessors, and local authorities as evidence of compliant installation.
What does the Fire Safety Act 2021 require for fire doors in residential blocks?
The Fire Safety Act 2021 and the Fire Safety (England) Regulations 2022 require responsible persons for multi-occupied residential buildings over 11 metres to conduct quarterly checks of all fire doors in communal areas and annual checks of flat entrance doors. All fire doors must be installed and maintained to the manufacturer's specification by a competent, certified contractor.
Can you repair existing fire doors rather than replace them?
Yes. Where fire doors are structurally sound but have failed due to damaged seals, incorrect gap tolerances, faulty closers, or non-compliant ironmongery, we can carry out targeted repairs and re-certification rather than full replacement. This is often significantly more cost-effective for large residential blocks.
Do you provide a fire door inspection and compliance report?
Yes. We provide a full written fire door inspection report, photographic evidence of all doors inspected, a schedule of remedial works required, and on completion, a BM TRADA certified installation certificate for every new door installed. This documentation forms part of your building's Golden Thread information.
